Another bit of property advice, please:

We had agreed a price to purchase a freehold, landlocked garage adjacent to our property.
The Title docs that we downloaded from the Land Registry says there's a covenant forbidding the building being used as a hotel (!) or pub, or being used to sell alcohol, other than mail order (!).

However, the Title docs that the current owner showed us were different (why?) and worded the covenant differently, specifically stating that the building must remain a garage / store (we were hoping to convert it to an annexe).

How do we find out who applied the covenant to see whether it's still applicable (it may have been applied by the brewery who owned our property before it was converted from a pub to four apartments)?

speak to land registry they are quite helpful with this sort of thing - it should tell you on the docs which office to call but probably coventry

Your solicitor should find out... that's what you pay them for!

True. But we were hoping to not use a solicitor. Risky, but a fairly minimum one in this instance, hopefully. Will call the Land Registry in the morning.
