Commissioners are aware of interest in the site and the application is on behalf of BCC (who are now the Commissioners) and it shows that the site is being prepared to be put up for sale. Obviously from the Commissioners point of view then the asking price will be greatly increased if there is already outline planning permission on the site.

I think most people will be aware of this concept - cost of land with outline planning permission is about 8 to 10 times its value without opp

Wouldn't that have been the case if we had a outline planning position approved?


We would have preferred to not buy it at all ... but to swap it for St Andrews site

Second best would have been to buy it without planning permission to keep the cost down knowing that a nod and a wink had been got from BCC that pp wouldn't be a problem
